HOA Fees & Community Standards

Monthly Dues: $250
Due Date: 3rd of each month (5% daily late fee applies after the 3rd)

Your dues ensure Ka Ohi Ana remains safe, functional, and beautiful—so you can focus on enjoying our coastal community.

What Your $250 Covers

  • 24/7 Security & Gate Control
    Trained staff and controlled entry for peace of mind.

  • Roads & Pathways
    Routine upkeep of paved roads, walkways, and bike lanes.

  • Water & Irrigation
    Maintenance of all water lines, pumps, and community irrigation.

  • Electric Infrastructure
    Inspection and upkeep of primary electrical conduits (final home hookups are owner’s responsibility).

  • Beach Access Maintenance
    Boardwalks, stairs, and erosion control to safeguard shoreline access.

  • Green Spaces & Landscaping
    Tree care, lawn maintenance, and seasonal planting in parks and medians.

  • Clubhouse & Common Area Support
    Cleaning, repairs, and supplies for shared amenities.

  • HOA Management & Enforcement
    Administration of community guidelines, billing, and compliance.

Community Rules & Regulations

These guidelines protect Ka Ohi Ana’s character, environment, and homeowners’ investments. Non‑compliance may result in notices or, in repeated cases, fines.

1. Building & Design

  • Height & Footprint: Maximum 7 m height; 400 m² of raised construction per 1,000 m² lot.

  • Materials & Colors: Natural or locally sourced finishes in our approved palette.

  • Setbacks & Fencing: 6 m from road, 4 m from side/rear lot lines; perimeter green fencing required; interior fencing ≤1.7 m.

2. Environmental Care

  • Waste Separation: Three‑bin system for organic, recyclable, and general waste.

  • Tree Preservation: Removal or major pruning only with HOA approval.

  • Lighting: Warm, downward‑facing fixtures only—no uplights or harsh glare.

  • Water Conservation: Rainwater harvesting and graywater reuse strongly encouraged.

3. Conduct & Safety

  • Quiet Hours: 10 PM–8 AM—no loud music, construction, or disruptive activities.

  • Pets: Leashed in public areas; owners must promptly clean up.

  • Visitor Registration: Overnight guests must register and agree to all community rules.

  • Common Areas: Keep shared spaces clean; events of 40+ people require advance HOA approval.

4. Short‑Term Rentals (Airbnb/VRBO)

  • Minimum Stay: 3-night minimum.

  • Host Responsibilities: Provide guests with Community Guidelines and a 24-hour local contact.

  • Noise & Guests: Quiet hours apply; hosts are liable for guest compliance.

  • Parking: Guests use designated parking areas only—no street parking.

5. Property Upkeep

  • Yard Maintenance: Lawns trimmed, no debris or clutter visible from the street.

  • Trash Rules: Bins out only on collection days (after 6 PM before pick-up; returned by evening).

  • Pest Control: Secure all waste to deter wildlife.

Enforcement Process

  1. First Notice: Written reminder with a 15‑day correction period.

  2. Second Notice: Fine assessed if issue remains unresolved.

  3. Ongoing Non‑Compliance: Increasing fines, suspension of common-area privileges, or, for unpaid dues, placement of liens.
